Tips for real estate renters

  • Generally speaking it is prudent to begin your search one to two months before your ideal move-in date. Some of the luxury waterfront buildings are the exception; sometimes they have waiting lists in excess of three months.
  • It is wise to do some research to make sure that rent is the correct solution financially for you; with the current interest rate environment you should not rule out purchasing a home.
  • Familiarize yourself with your potential new neighborhood. You may like to try your 'new' commute once in the morning and once in the evening.
  • Due to the nature of the business rental apartments tend to move quickly, this is especially true of a popular neighborhood such as Hoboken. With that in mind, it is worth knowing what you are looking for before viewing any potential new homes. Giving your agent a wish list ahead of time will be beneficial to both you and your agent.
  • If you are recently out of college without much credit history or previous circumstances have left you with a poor credit rating, having a guarantor or co-signer sign ahead of time will make sure you don't lose the perfect apartment due to credit woes. All landlords require a tenants credit report, most brokers charge around $20 per applicant to generate a report, however certain buildings demand their own credit check, the costs of which vary.
  • Be financially prepared. Typically landlords require 1.5 months rent for a security deposit, and the first month's rent in advance. All brokers in the Hoboken real estate market, are due a finder's fee only if you rent the apartment. This fee is sometimes paid by the landlord and sometimes by the tenant, make sure you ask your agent for the fee schedule before viewing any apartment.

  6. Do any move-in and move-out fees apply?
  7. Are pets allowed?
  8. Are municipal parking permits needed to park on the street?
